Code Compliance for Tiny Homes and ADUs

Come learn about policies and policy changes around small housing, accessory dwelling units (ADUs), tiny homes on wheels (THOWs) and all electric homes; Zoning codes, building codes, fire codes and energy efficiency codes; Energy code compliance for an all-electric tiny home or ADU. Get a walk through on how this all-electric tiny 176 square foot home meets and doesn't meet energy code compliance, and what code compliance you should keep in mind for other tiny home or ADU projects in the tri-county region.

Learning Objectives:

  • Learn how computer simulated energy modeling calculations work vs. prescriptive code compliance.
  • Understand inputs of plan modeling, including window type/sizes, water heating, insulation, vents, etc.
  • Recognize how window size and placement can add high value to small home spaces and also create challenges with code compliance.
  • Identify resources to right-size on-site renewable energy and energy storage systems.
  • Consider code compliant and practical water heating alternatives for small living spaces.
  • Explore other areas where code compliance may be challenging and confusing for small houses and where code exceptions may be needed to recognize inherent efficiency of small homes.

Parking on Dana Street is by permit only. You may want to consider parking remotely at free or paid parking locations such as at Emerson Park on Nipomo Street and walking the 0.4 miles to the Demo Cottage. See this Google Map Link for directions.

You may also want to consider car pooling, riding a bike or using mass transit. See the City of SLO bus schedule here. Route 2B will get you the closest to our Demo Cottage.

ADU Workshops in Arroyo Grande: April 24 and 27th

Attention Arroyo Grande homeowners: Back-to-Back Workshops will be held in the City Council Chambers from 10am-noon on Wednesday, April 24 and Saturday, April 27. Join Smart Share Housing Solutions & Arroyo Grande City planning staff at either of these free workshops to learn more about design, permitting, finance, and construction of ADUs & THOWs:

ADU 101--Learn about design, permitting, finance and construction of ADUs and THOWs (75 minutes)

ADU 102--have more specific questions for City staff about applications or for lenders about financing options? Stay for ADU 102 (45 minutes)

Both classes will be offered on both dates. Pick the combo that works for you! No RSVP required.

Innovative Housing Alternatives in SLO County

There are more housing solutions available to San Luis Obispo County residents than often understood. Community residents can help provide solutions together. Class members, in this session presented by Smart Share Housing Solutions, will learn more about housing solutions offered by this non-profit agency, including home sharing, accessory dwelling unit (ADU) development in backyards and co-living developments.

Class participants will first meet at Odd Fellows for an introduction and then will walk over to 466 Dana St., a short distance away, where one of the housing options is being built. The class will meet Smart Share staff at the site of its Waterman Village development project to tour a model small home of 176 square feet and will also be visiting the historic Rosa Butron de Canet Adobe.

Waterman Village, a joint affordable housing project between Smart Share and the city of San Luis Obispo, would turn the historic property near the San Luis Obispo Children's Museum, into 20 units of affordable tiny homes.

Class will be at the Oddfellows Hall on May 2 from 1-3pm

Anne Wyatt, Executive Director of Smart Share Housing Solutions, is a housing policy planner interested in affordable and sustainable housing. She is a County of San Luis Obispo Planning Commissioner and sits on several non-profit boards, including Friends of the Bob Jones Trail.
